Helpful things to include
- Suburb and building type. A walk-up flat in Coogee, a tower unit in Bondi Junction, a semi in Kensington and a terrace in Paddington are four very different jobs.
- Which floor, and is there a lift? Access shapes the program and the price.
- The room. Main bathroom, ensuite, powder room, laundry — or more than one.
- Rough size. "About 1.7 by 2.3 metres" is enough to start.
- Approximate age of the building. Anything before about 1990 will need an asbestos test before demolition.
- Strata or not. If it is strata, the name of your strata manager helps us understand what the approval process will involve.
- What bothers you most about the current room — cramped shower, no storage, mould, a leak, the look of it.
- Photos. Two or three pictures from the doorway save a lot of description.
Why a measure comes first
Bathroom prices here depend on things that cannot be judged down a phone line: whether the floor is a mortar bed or timber, where the drainage runs, how materials get in and rubble gets out, and what sits behind the tiles.
A measure takes under an hour and costs nothing. You leave it with a clearer idea of what is possible in the space, even before the quote arrives.

If you are in a strata building
It helps to request your building's by-laws and any renovation guidelines from your strata manager early, and to find out when the committee or owners next meet. That timing often decides when work can start.
